Our Lending Terms

  • Funding Amounts $10,000 – $200,000
  • Up to 6 month term
  • 3 month extension (based on project and qualifications)
  • ARV (After Repair Value) greater than $200,000
  • LTV (Loan-to-Value) up to 80% ARV 
  • Time to funding 5-10 Business Days (Standard)
  • Expedited funding in less than 4 Days (expedite fee applies)

Our Partnering Options

Option #1

  

  • Purchase and Repair funds are provided by us
  • Repayment: Annualized interest rate paid monthly or JV Profit Share
  • Lender in 1st Lien Position 

Option #2

  

  • Funds for Purchase and Repairs are provided by a 3rd party Hard Money Lender (HML)
  • Funds for down payment, points, and interest on HML loan are provided by us
  • Repayment: JV Profit Share

Option #3

  

  • Funds for Purchase are provided by us
  • Repair funds provided by others
  • Repayment: Annualized interest rate paid monthly or JV Profit Share 
  • Lender in 1st Lien Position
